2. Service Description

ZoningOS provides automated zoning analysis and ADU (Accessory Dwelling Unit) compliance reporting for properties in Los Angeles, San Francisco, Berkeley, and Oakland. Our Service includes:

• Parcel data lookup and visualization
• ADU feasibility analysis based on zoning codes
• AI-powered zoning regulation interpretation
• PDF compliance report generation
• Standard plan matching and recommendations

3. User Accounts and Registration

To use the Service, you must:

• Provide accurate and complete registration information
• Maintain the security of your account credentials
• Promptly notify us of any unauthorized access
• Be at least 18 years old or have legal capacity to enter contracts

You are responsible for all activities under your account.

4. Payment and Billing

• All fees are in USD and non-refundable except as required by law
• Subscription fees are billed in advance on a recurring basis
• You may cancel your subscription at any time; cancellation takes effect at end of current billing period

We source parcel data from third-party providers (including Regrid) and zoning regulations from official government sources. However:

• Data may be outdated or contain errors
• Zoning regulations change frequently; we update periodically but cannot guarantee real-time accuracy
• AI-generated analysis may contain inaccuracies or omissions
• Reports are preliminary screening tools, not official determinations

7. Intellectual Property

ZoningOS and its original content, features, and functionality are owned by ZoningOS and are protected by copyright, trademark, and other intellectual property laws.

You retain ownership of any data you input. We retain ownership of all reports, analysis, and derivative works generated by the Service.

• Any reason with or without cause (with refund of prepaid fees)

These Terms are governed by the laws of the State of California, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Los Angeles County, California.
